Supposedly it's because if the McDonald's fails, they can rent it and it can be a bank or whatever.

But i'm half conviced about it, because they could at last get a fake red roof over the structure.
Also, McDonald's website looks dreadful too, so it's really a choice to make it look as depressing as possible.
