Our office landlord in the UK tried this once and all of the companies working in that "business centre" not only boycotted the place because it was too expensive and smelly, a lot of people just switched to fruit juices, energy drinks and instant sachets they kept in their bags.

The landlord asked all of our office managers to beg us to start using the coffee shop and apart from some managers in some offices the place was empty. They tried lowering the prices, giving out gift cards, asking office managers to hold meetings in there and giving them complimentary drinks to make it looks busy, nothing worked. Lasted 3 months. The place is a convenience store now with a little jeet in it who chain smokes out back and never cleans the place. The custodian staff hate him because he ruins the bottom floor toilets. Can't wait to see what it becomes next. If it was actually a small gym with weight racks I might think about using it.
