I agree, I think what hit Rockstar was that to this day many people don't like how real and gritty IV is compared to every other game in the franchise, it's a very depressing game but It's still one of my favorites.
It feels a lot like what would you expect from a NY crime drama with Eastern Europe people.
They sort of departed a bit from that with the DLC and brought it a bit back to GTA standards but it was still good and not bad as GTA V ended up being, specially in retrospect.

I grew up with GTA, Vice City and SA to be more specific, I actually only played a bit of Saints Row (the first one) because of it's Xbox Exclusivity and poor Xbox emulation scene (it has gotten better but I had some serious crashes and the first game is a bit rough around the edges, not story wise but mechanically they were still figuring out activities and some of them are ass compared to their SR2 variants), so it's not really a rose tinted glasses thing in this case.

SR2 is that harmony between stupid silly GTA V and serious GTA IV, people dislike how stupid silly GTA V is but they also hate how serious GTA IV is, so the game strikes a perfect balance with some serious moments and then some levity so it doesn't drag the mood too much to the ground.

You might be thinking of Killbane from Saints Row 3 and mixing them up, as for the Megacorp are you talking about Ultor? Ultor is literally a real estate developer trying to gentrify the city to make money, they use the gangs to justify their existence.

In his defense tho, the SR protagonist has a strong sense of loyalty towards the other Saints, specially Gat, he is that classic criminal archetype of a person willing to go lengths for his crew while everyone else is just a casualty.
It's something I wish was explored more with the GTA:O character, like feeling you're building a crew with your empire and that crew is family.

Acid lab is good and I like the characters (but they might not be your cup of tea), garment factory is good for farming two missions specifically and you can do those alone even, the yusuf chop shop is good and makes good passive income if you tow cars (leaves you with time to take breaks from the activity if you're blown out), Night club has one if not the best passive income and all you gotta do is wait and visit it after it ticks twice so you can keep it giving you 50k every in-game day.

garment factory only gives mini-heists and an asset but it pays itself back very quick, the missions are pretty fun. mckenzie airfield pays itself back in 2 mission storyline completions (you can do the storyline in under an hour), i like some parts of the missions and i dislike some parts of them

car wash + weed store + helitours is alright, i like the missions but it's not really a money making scheme, just content for the sake of having content. buying the weed store and helitours only gives you an extra 3000 passive income each 48 minutes, and they cost 2mil together so not very worth it

Garment factory is 4 mini heists+pity daily income, all of which are pretty enjoyable(besides some setup mission RNG being able to send you on the usual world tour instead of city drives. Seriously, a Terminal-Airport-Factory trip can be RNGd into Paleto Bay-Sandy Shores-Factory).
They all have salvage yard style bonus objectives, but all of which are much easier to accomplish, giving you 50k bonuses on the listed payment. I'd say look them up before starting the finales, they include staying in stealth, taking bonus loot first and total headshots etc.
The first time bonuses for the files are basically enough to cover the initial investment of the factory.
They can all be played solo but most I'd say are equally fun with a friend, black box being my favorite for a duo since you use a tula in that one.

McKenzie is another heist like Cluckin Bell, which both play well solo or with a friend, and I'd say a friend is preferred since both have parts where you need to do a thing and enemies are still attacking so having someone to shoot back during is very helpful.

It requires VERY fine throttle control on the HSW version, it's still doable, but you've got a TINY window to let off the throttle enough so you don't slam your ass into the ground, but not let off the throttle enough so that you keep your wheelie going.

If you really want to wheelie the non-HSW Tampa GT is the way to go.
If you're fine with really playing around on the throttle timing you can manage with the HSW one, but it's a lot harder and you'll fuck it up frequently.

Nothing off limits, if you see it, you can steel it somehow.

Certain spawns are rare, or surrounded by defenses. They take effort.

Some spawns exist under unusual conditions. The right weather. The right time of night. The right phase of the moon. When you've performed some seemingly unrelated act in advance.

Some rare cars are undrivable carcasses, that you have to tow back to a garage to repair.

Some cars are so difficult to acquire, that you will probably destroy it in the process, and then drag it back to a garage to repair.

Some cars exist by putting the body of one car on the drivetrain of another car.

Some cars exist by fusing the front of one car with the rear of another.

If you think you're going to put a 2000hp diesel engine from a train into a Tornado, don't be surprised that you can't fit a hood and fenders anymore, and don't be surprised that it only drives well in a straight line.

Different upgrades from different auto shops. Some shops good at race parts. Some shops specialize in towing. Some just paint and bling.

Imani tech on anything with room to install it. Maybe you have one compartment on this specific car, and you can only fit one device at a time.

This is probably my biggest pet peeve. After the CEO update, most updates became a delvery simulator. I can't blame them for this, though, Arena Wars was one of the few non delivery updates and it was a massive failure.

When you are giving out that much cash per work if you don't have things to do with the money people will get tired very fast, what else you can do other than keep buying overpriced vehicles because they inflated the money, properties that are only used as garages, buying chips every few hours/minutes in the casino or pay ladies of the night for something that it sort of loses it's charm after a while or pretty quick depending on who you are.
Doesn't help only a few ways to make money aren't limited by arbitrary time limits so you're always pushed towards certain content if you want to make money.

In singleplayer this would work easily. In online I have an idea how to "fix" it but it would piss many people off.
If you want every player old and new to be able to play a turf war only SMGs and pistols should work temporarily in that area.
When you join a lobby you should be assigned a gang randomly for each area of the map.
Hoods/Projects would be Ballas vs Vagos.
North of the map would be bikers versus rednecks i don't know.
Else it makes no sense for hood gangs to drive all up north and it would be a very boring turf war.
I see no easy way to fix map size issues as easily as high level vs low level weapons.
It's not there because it doesn't work well outside single player. Naturally people will stay downtown.

I can only fix it by bribing players e.g. if you are a gang member in an understaffed map part your pay has a bonus.
For 10 years Rockstar doesn't get the word "incentive". There needs to be better pay for players playing in a way that makes the game fun and not repetitive.
Adding something like the cayo and acid lab is an amazing way to make everything else "boring" or inefficient.

I just want to fight real online players who are not carrying miniguns without joining separate lobbies. No instancing all open world. And a loadout as in red dead online that limits you to one of each.

I'd do anything to fight less hordes of npcs. By all means they should be there to assist actual players to make it more beefy. They could put up tags so you control the area or you put up the tag. Other player or bot gives cover. Gang war is one after time runs out. Let's say there are 10 versus 10 in an open lobby in a gang war and you can have 7 tags, make it uneven so one team always controls more. You win if you control over 50% for most of the time.
And all this in freemode with regular weapons.
Can also limit ammo. Sure I want carbines. I know it sucks for pussies, but if there was basic ammo control like in counterstrike and you have just 5 mags on the M16 it really makes people think twice than spray.
Problem is shit doesn't make sense with 9999 ammo loadouts.
You don't have that in Red Dead Online either.
People take being a sucker for granted.

So the better a vehicle is, the faster you are revealed to the session, giving a niche use to less conveniently "good" cars.
Anything can be interesting if you add enough nuance, which is why DS can make walking interesting.

The thing is we are too far in the game cycle to actually remove the grief from the game, it would require them to basically remove all the milspec larp gear, you also would be trusting a community that's prone to cheating to not find a way to cheat the mode to add back or use things they shouldn't.
Which Rockstar is known for not caring since they're more busy trying to remove your ability to have a bag on your back and fixing money making exploits to reduce the absolute boring grindfest the game has become.

I believe both things can coexist, realism supports my systems because it gives you a reason to just not always use the best firearm in your arsenal, in general it's better game design if we were all limited to at tops 100 to 500 or if you think its too low at least cap it a 999 ammo, also limit buying armor and ammo to ammunation.
As for the PVP it can be done in tandem with the NPC crew system, just make it so every boss can have tops 2 to 4 henchmen so battles between gangs can be more hectic because at any rate having NPC's that assist the players would make those organizations look bigger (like they should), I think there's a big issue in general on how the player is presented in the story of online and how the player actually works in online, there is just a huge disconnect between what you own and what you actually have.

Not necessarily, take the nightclub for example.
It could be just a place that you can dance and have unique interactions in, again we already have the animations for lap dancing, give that to the players.
Remember the DJs? Get some hot ladies and dudes that we can hire and they have their special mission and then they're part of the stripclub.
It could be an entirely "here's some fun interactions" update and not an actual business, much the same way the nightclub is, gameplay wise you could 100% ignore it and lose nothing... tell me, when was the last time you went dancing on the nightclub? it was still a fun addition to the game.
Another example is the Music Locker, which exists solely to start the Cayo update, but they still added unique 2-player dances to it... and they're fucking terrible, but hey, it's a novel little thing in the game, that's honestly all the "stripclub update" needs to be, just a silly distraction from the boom booms and the vroom vrooms.

You can make good money with some easy grind, when I was playing solo my loop was towing cars for Yusuf and visiting the NC, selling acid on the side, usually 1 or 2 million per day depending on how much effort i put into it.

once you have multiple businesses set up, as long as you're fine doing the grind, it's pretty easy to get like $3-4M a day if you're putting in a good 4-5 hour chunk of time.

You can also do daily time trials (RC bandito and Inductor bike) and weekly time trials (regular time trial and HSW time trial) which will get you around $3.5M/month if you do them every day. The daily ones usually only take 2-3 minutes each and the weekly ones can generally be done in less than 10 minutes as long as you're not a shit driver and have a fast car.

I settled for the lowkey farm because doing incredibly long missions solo is exhausting, if he has a friend with lots of money they can farm Cayo and he can get the entire cut, if both have Kosatka they can farm Cayo one after the other very easily, Bunker and NC sales are also 2-3 Easy Mil but you're not doing those everyday since they have to refill and they take long but usually every 2 to 3 days you can make both sales.
But like you said, it depends on how much you tolerate the grind without getting exhausted, in my experience long difficult stuff grinds you out fast, if you take the lower payouts for less work you can make good money without getting tired of the game and it's quirks.

There's those Dax missions after you finish the First Dose and Last Dose missions. Think it was 10 of those you had to do to get the upgrades for the Acid Lab, which you can put on in the Freakshop. It gives you more money, basically. The 60k for the supplies is more than worth it because it takes 4 or 5 supply missions to fill up the supply bar. And you need a couple of those to completely fill the Acid Lab. It's not worth the time.
Selling in a full public lobby gives you around 520k instead of the 340k or something you'd get in a solo lobby

Exact time is hard to guage without booting up legacy, but I got a bit over 2k hours on both legacy and enchanced(1521+502), and I've played through the campaign once as far as I remember, taking my time and not skipping any obvious side missions but not exactly achievement+collectible hunting, and I've started a new playthrough on enchanced, where I've put in maybe 5.
So saying I got about 2k hours of gtao is about right.
If I'd have to hazard a guess, wouldn't be surprised if 600-700 of those hours have been grinding CEO crates.
