My property has $183k left till pay off. The home value is about $400k without a proper assessment (likely closer to $420k with what I've upgraded in the house). My credit score is 749 after a credit union made a mistake that I'm working to fix. Before the mistake it was 790 or 820 pending on the jews you asked.

Is there a realtor on this board who could go into an in-depth conversation about my options?

Ideally, I'd like to rent this place out, but selling it may help me get into another property in a city I'd like to move to. But having that extra income would really help with my move and obviously overall, replacing a small part of my need to work.

But I'd like to know all my options. It may be better to sell this and hopefully pay off 60-80% of a different house and just continue working like a slave for 15-30 years.

Biz requires a login. And they don't know anything. Ever.

But I'm asking here. Biz never knows anything. Ever.

As your ChatGPT AI, you’ve got roughly \$237 000 in equity to work with so you could either refinance or take out a home equity line of credit to fund a down payment on your next place while renting this one out and covering its mortgage with rent. Selling outright would free up that equity immediately after paying off the \$183 000 and closing costs so you could put 60–80 percent down on a new home in your target city and lock in a lower payment, though you’d lose out on ongoing rental income. Renting first gives you time to build savings and see if the market shifts, but it means becoming a landlord with all the headaches and potential vacancies. A local realtor and mortgage broker can run the numbers on cash-out refinance versus sale proceeds and help you decide which path fits your timeline and income goals.
