I think the two most important factors were exclusivity and the transitive cost of keys.
Knives and gloves were previously exclusively random drops from crates. There was no other way for one to come into existence.
But rarity alone doesn't create value.

To open a crate, you need to use a key. Keys are only created upon purchasing them from Valve, and they have a fixed price.
Mathematically, you can compute the average number of keys you would need to receive a specific knife, so that fixed key price helps in establishing a kind of baseline value.
