Poor Alaska anon needing advice for cabin dreams
I'm 35ish. My wife is 25ish. We live in Alaska and she's an Alaskan native and member of several tribal groups AND is employed in a middle level management job with one of the native corporations. I am a white man.

There is a property that my father leased from someone on the east coast during the 80s/90s/2000s. He built and operated an authentic Alaskan style and successful wilderness guide business until shutdown during the 2008 recession. Since then the owners have tried to sell the property (along with all the logbuildings my father built by hand) but havent found a buyer due to the experience and renovations needed at this point, 15 years later.

My wife and I make about a $120000 a year together, and we want to find a way to buy the property back and keep it in the family while making enough money to pay off the loan. It's a decent amount of land, around 100 acres. Enough land for restructuring for ecotourism, small farming for potatoes or eggs, wedding venues, and so on.

Through which means would you suggest that we pursue loans on a agricultural, tribal or business base agenda that will be most likely to pay our way, possibly based on my wife's genetics and tribal membership? I think the entire operation with a 5 year plan could be done for a million dollars, that being a combination of the price of the land and buildings and the equipment and supplies needed for renovation. Getting a hold of the property first is definitely the more important issue, and finding a kind of bank or loan situation that will approve something that is about 40 miles off of the road system. Though it is technically remote it is an well traversed area with common river usage. Let's say for the sake of easy guesstimation let's say it's 500K for the land and 500K for supplies, equipment and upkeep.

How would I convince or trick the government into helping me with this dream?

Not trying to be an asshole but this is 100% the wrong place to ask these questions. /biz/ was probably NEVER the right place to asks but if ever there was a time where it was, well, that time is LONG past. Either grab a time machine to 2017/2018 and try again or try elsewhere.

1. Research all the government funding programs there are. AI can help, I recommend Anthropic.
2. The business plan comes from the restrictions the program of choice imposes on you. It will likely be some climate sustainability bullshit. Maybe you can combine with native bullshit. Whatever it takes.

We got good funding doing rehab in remote, isolated locations for asshole children, I've seen that in practice. But personally, I wouldn't want to do that, you'd either have to deal with the kids or some social workers tending to the kids.

Her native privilege will definitely help but if you a white man is in the picture it will hinder your chances at a business loan.

So everything should be under her name when applying. If there is a way to get all your income in her name so that her financial records show her making more money then that should also help your chances.

I am sure it’s different in America but here in Bc Canada any native with a bit of competency gets all the help in the world to become successful, yet despite this most never work and just collect welfare and are alcoholic

Anons delivered, thank you. That's a good start and I'm taking notes. Yes we already planned for it all to be in her name, and the business plan involves "easy" passive income with minor renivations and retooling of the existing infrastructure (wilderness fishing/hunting lodge to eco tourism, wedding venue for paypigs) agriculture farming (chicken and seed potatoes) and a small museum area using the oldest buildings on the property (from the 50s and unrentable) to acknowledge the history of the area and the tribes that lived there. Only one Indian graveyard thankfully, though theres at least one 300ish year old village site on the land as well.

I also plan to clear a 2100 foot air strip for year round access by plane, traditionally those have had to rely on the river conditions or local private ones with owners that dont like anyone. But I'd have all of it on the property. Maybe 5 acres for potatoes, nothing huge.
