Don't be rash. I used to smoke and my apartment stank...I gave up and it improved, but it did take 1-2 years for the smell to completely leave. You'll probably have to get new carpets, wallpaper, etc but no point doing yourself out of 50k when there are solutions.

It's a fair argument and that was with my plan I actually have most of the material to do it. The problem is I've read a lot of stories about people who paint the walls and all this s*** and the smell is still there and they have to replace the drywall. I've also heard stories about painting the walls and problem goes away. The question is does this really solve the problem with the air quality because that's the main issue I don't really care about the'smell' I care about the air quality and my lungs being sore and it probably affecting my child's lungs. Oh and the entire house has popcorn ceilings so I need to remove all of that which I actually got a tool to do and I'm willing to do it. I just don't know if all of this work is going to be worth it and I need to find a place for my child to breathe safely during all this renovation. An option would be to rent an apartment and just go do the work on the weeks I don't have my kid. But ultimately this is pretty much radioactive s*** because it's f****** my lungs up every night I go away from the house and my chest is still sore it's definitely coming from the house

I've never used one myself, but I've heard miracles. You just let it run in your house for 12-24 hours and it apparently breaks down the impregnated smoke down at the molecular level. I've heard stories of people who rent out their apartment, turns out the tenant smoked in it for a year, and then they thought it was a lost cause, but the ozone made it like new

I've definitely heard that a lot but I think it is kind of the last step after you clean and paint the walls Etc but I've also heard that ozone is bad long-term as well. And for you guys saying that it's just a smell and it's probably mold well I suppose that is possible but the whole concept of third hand smoke is you coming very well studied and apparently very real the formaldehyde and other chemicals off gas from the tar and s*** stuck on the walls. I do have a UV light and a HEPA filter on my HVAC so I would think if it was mold it would be improving but f*** I don't know maybe there's molds sitting somewhere in some drywall. The basement did leak pretty bad for who knows how long before I put the drain tile in there. But I don't really think there's any mold other than there was one spot in the corner of the basement that I cleaned up that was only a few inches

Kilz can work wonders sealing odors in floors.
I had family that let animals ruin an old carpeted room and I could smell the room from 50 ft away.
Ripped out the carpeting and foam and Re-sealed it with kilz and its like it never happened.
It can also be used on walls I'm sure.
HVAC is another story. I dont have experience in that.

Do some more research then. It literally exists in nature, and is created during thunderstorms, which is why thunderstorms have that distinctive smell. It has a half life of about a day. It's not "bad in the long term" you just use it once to get rid of the smell at the molecular level. Yes, if there is literal layers of grime on the walls you'll want to scrape that off first, but try the ozone first before resorting to completely redoing the inside.

I was thinking of going a step further and using this zinsser bin shellac, it's supposed to be the most nuclear option but it's alcohol-based and it's the kind of thing that you don't really want to touch without a Very Good Vapor respirator and even then I hear stories about how it makes you see little green aliens. Start by tearing out all the drywall in your kid's room and replacing it. Create a good environment for the kid to sleep in first. Then do the same to every remaining room. Limit time spent in other rooms with the kid. Go to the park a lot, go to the library, go out to eat, avoid spending time inside until you replace all the drywall.

This is why I'm reluctant to use ozone at all. Seems like there are lots of drawbacks and might just make things worse. I'm going to see if I can make arrangements to sleep elsewhere while I work on it. if I can't I'm probably just going to eat the loss, this isn't worth my health and definitely not worth my child's health. I was planning on going hard diy everything, but waking up with sore lungs for 2 months in a row has really swayed my opinion and killed my drive. get some sort of interior grade sealnt and paint everything with it, tear out all the carpet and replace it with cork floor or something environmentally friendly, and cover the ceilings after theyre sealed with some panels if you dont like them

I bought a smoker's house as well and after ~1 year, we couldn't really smell it at all and now 2 years in, no issues. Tear out all of the carpet and replace and then use something like Kilz, which is a primer that kills/traps odors and it really works. We primed the whole house and repainted. I don't think residual smoke smell would make your lungs sore, however. You mention water issues which i bet were the real problem (maybe created mold). Try to see if you have mold or something b/c i'm not so sure it's the smoke. Cheer up, you'll be alright.

get good quality large sqft air purifiers in all major rooms, ACTIVATED carbon/charcoal near the filters, preferably filters themselves also has this. lots of spread out activated charcoal and carbon. scrub the walls replace the really bad ones .
activated carbon/charcoal will trap the tiny small particles and then you can take it outside in the sun and shine on it for a few days and reuse it assuming you live in a sunny hot dry climate.

Idk, if there is mold.it's hidden really well. The basement did have water problems but there is no.visible mold where the water was or anywhere in the basement. There is some in the garage drywall but its just a bit at the bottoms in spots. The bedrooms are above the garage so i guess its possible. Yeah suprised you didnโ€™t use an o3 (ozone generator) to get rid of the smoke smell and air pathogens. Youโ€™d have to leave the house while they gas it with o3 assuming you use the same company that comes in after a fire or flood. Plus same thing is used for cars with cigarettes. Amazon has smaller ones that you could do room by room but itโ€™s probably better to rent big ones from the sounds of what your explaining . Plus it kills vermin vs this is how you deal with roach infestations hornets etc

Theres something called a concrobium fogger that you can use to fog rooms for mold. I rented one from a hardware store and it worked well. It just uses washing soda so its very safe. When you prime the walls make sure you've got a voc mask on not a particulate mask (the p100s with pink circles on the ends) those are not for paint fumes, they're for dust. the voc halfmasks are like 20 bucks, if you can smell the primer switch out the filters, they don't last super long, store the filters in plastic bags between painting to get more life out of them.

what we do is go in with drywall and paint guys. We rip out all the drywall and replace it. Then we paint. New carpets and pads. New ductwork.

that's it. if you're sensitive to smoke you have to remodel the whole place.

we can clean it or just paint over it, but if you're super sensitive you're always going to have problems because most of your symptoms are psychological. look up phantom smells. Your brain will actually hallucinate cigarette smoke even after the smell is gone. Cleaning companies know this and won't usually deal with someone like you.

Here is the tldr. Rent the house out for a couple years and take the rent money and use it for an apartment.

I bought a real dumpster of a house 16 years ago for $20k and had to redo it.
I removed most of the chimney over time but left part of it and just hid it behind drywall next to the bedroom closet.
The thing still particulates after 16 years, so yeah I understand your dilemma a little.
I could remove it completely but I am lazy.
The reality is the smell should gradually go away although there is likely going to be off gassing for a couple years.
As others said scrub the walls, kilz and paint, use a high HEPA air filter in HVAC (if there is tar in the air you will see it on the filter after a month.
Buy an air purifier for your bedroom.
I would make sure it isn't mold or something that isn't causing the problems.

The rate of decay back into oxygen is very fast. A few hours. You run it for like 3-4 hours, come home and shut it off and open a window then get the fuck out. Then spend another like 3-4 hours out of your house, come home open the rest of the windows, then leave another hour or so and come back.

I used ozone successfully for a nasty smell that was in the paint in a room I had. Knocked the smell out about 95% from running a couple of hours. I could not go into that room before, had to always leave the door open to help it air out. I lived in an apartment where the sump pump broke and it smelled so bad in the hallway i held my breath up and down the stairs. Ehit was so much worse when it rained. After apartment told me 5 times to basically fuck off, they're not fixing it...Called health department. After multiple calls and visits from them they finally opened up the wall and the floor joists were completely rotted out, water was just soaking in there for who knows how long.

Get some large square footage air purifiers. BluAir and Coway make good ones. Also unless your ducts are in the walls, doing the ductwork yourself isn't too hard. You can get all sizes of flex duct at home depot, and you can go to an hvac store and get large sheets of duct board to cut out plenums yourself. Then just get mastic and foil tape to seal connections. Watch some tutorials, it's really not that difficult, just a little tedious.

I would definitely put an air cleaner in the kid's room and yours too, if not every room. I would suggest sanding and repainting. If they just painted over the smoked laden paint then that could be a source of your irritation. Other places smoke residue can hide is in cracks in the walls. I would seal those up before repainting. Last thing is try your best to open the house up and air it out with fresh outside air (open windows/doors, set up box fans to force ventilation). I recognize that it is the heat of summer so that may not be a realistic option if it is 98 outside like it is here. You have some work ahead of you but the alternative is that you would be taking a 15-30% haircut on your money AND have to find something new to move into. Moving with a family is a huge huge hassle. Call your boys (I hope you have some). Say you are in a bad jam and need a solid. Say you'll pay it back in spades. Buy a 30-rack of beer. Sand the subfloors and all the walls. Repaint. See if that does the trick. I bet it would help. Make sure to wear proper PPE when sanding, BTW. Sanded cig smoke + old paint is about is about as bad as it gets for your lungs outside of huffing asbestos.
P. S. One thing I forgot to mention is that you might be able to contact your realtor and get them to cover or split the cost of a crew deep clean. Realtors have those guys on retainer and if you pitch a big enough fit the realtor might help you cover it.

Did you scrub the house from top to bottom with lemon scented cleaner? My house stank of pet odors when I bought it, but with enough cleaning, it helped get rid of it. Also, keep a small, open thing of baking soda in each room to help absorb the smell. Coffee in your kitchen can also help cover the smell.
