The good houses in my neighborhood sell before they go to market and go to bidding wars. My parents who live in another state sold within 3 days of going to market, bidding war. They just bought an apartment, had to go to a bidding war.

I don't know where "no one" is buying a house but all I see is a healthy market about to explode again the second rates come down. New houses built every day in my area going for $1M+, 2 houses on one fucking lot. Crazy out there.

Because a shitty 800sqft house today is $150k - $300k with 7% interest, 10years ago it would've been $20k-$30k with 4% at the worst. With all the debt individuals are in pre-house buying no one can afford.

Because houses haven't dropped much and sellers aren't willing to capitulate and buyers can't afford it at this level of interest rate. It's at a standstill untill either rates drop or people start getting screwed by their rates.
