The biggest problem with gold and silver is security. Where you gonna keep it? If you're buying gold backed securities, what will you do when the gold isn't actually there? Gold is kind of a meme. I didn't intend to imply otherwise in my post, and obviously the details need tweaking, but the basic principle is balancing the ability of people to own their homes while still having access to rentals if they're only living somewhere for a few years
I suppose if an individual owns just one house and manages an apartment complex they'd fall under the exemption, so maybe not including part a for multi-unit properties would help fix that
the main issue is big corporations being able to camp on a gigantic portfolio of single-family homes, charging far more in rent than what the mortgage would be in a sane market, and leaving people that want to own with few to no opportunities by outcompeting them with cash offers
there are also plenty of areas where one company has an effective monopoly on all housing, so they can basically just do whatever they want
on our current trajectory, there is absolutely nothing preventing every single home in the country from becoming a corporate owned rental
