I live in Hurricane land, evacuation zone A, right on a seawall, and my house is 15' above seawall level, but ehh, I too had flooding in Helene and Milton, but only in my garage (other people were not as fortunate). Insurance hasn't been affordable in 20 years, and new homeowners would be scared, and you won't get insurance whatsoever if your roof isn't 1-2 years new. So? Property values are still up and up, property still flips, but it's just cash buyers now, not mortgages.
The power is now for landlords who rent. The good clients are seasonal snowbirds.
