This isn't exactly a DIY ask, as I won't be doing very much of this myself, but I wonder if anyone could help me assess the cost of my plan if I choose to do it.

I'm British so I'm pricing this in pounds. I'm trying to rearrange this badly thought out house in a cost effective way, and reclaim a lot of that wasted hallway space.

Do you think ~ยฃ60,000 is a realistic price for this work? I'd like to think I'm overestimating.

People keep telling me bathrooms cost a lot more than I think, but I'm struggling to see how, maybe I'm ignorant.

The reason I'm asking 4chan and not a builder is because I haven't bought this house yet. This is what I'd want to do if I bought it

You straight up won't know until you're taking down walls and ripping up floors. Some walls could be load bearing, we just don't know enough and can't know enough

What is the floor? Slab on ground? Crawl space? That makes a big difference in how easy it is to relocate plumbing fixtures.

Ensuite bathrooms are a mega meme
Do you really want to hear the love of your life sharting diarrhea on the other side of a thin, uninsulated door at 230 am?

I got similar kind of rearranging done for 60k euros in a 100sqm house, but I live in a cheaper country.
I'd remove the old front door that would now lead into your bedroom, what's the point of that? You already have 2 external doors on a 80sqm house. Also decide if you want bedroom 1 or 2 to be bigger and do a straight wall. I wouldn't do 2 bathrooms in such a tiny house unless you really need it for kids, and even then maybe prefer 2 smaller ones and no bath. I'd mainly worry about making the kitchen bigger since it's really fucking small.

Thatโ€™s preferable to her walking around the house naked to get to a bathroom after sex when you have children.

I like it but a few simple changes won't set you back much if you're diy'ing. You can alter the built in robes how you please but I would keep it on the 4m room side, 4m is fucking huge for a bedroom.

Just noticed how shit the kitchen is, no woman will like it without some more cabinets. You can shove them here. Be sure to add a window so your misses can look outside every now and again.

Get a heavy door and a better bathroom fan. Also your wife doesn't want to walk down a hallway to clean her pussy out after sex.
