funny thing is I'm a recently retired carpenter, looking to move out of expensive CA city to somewhere much cheaper to do some WFH stuff.

I COULD do a fixer upper, but DESU, not really that interested.

Besides researching builder's rep, WTF should I do?

I remember I was slapping particle board sliding on houses in Almaden Valley, San Jose right when the 1989 big quake hit. Quake didn't do shit and we just keep working next morning. But the sliding you could spit on the back side and by the time you got back from the outhouse it would be swelling. "Chalk and paint protects it from water", yeah, the cheapest latex chalk. "Manufacturer backs it with 40yr Warranty backed by a TRIPLE gold rated Insurance". All that shit went to shit about IIRC 8yrs later, everything bankrup, shit falling off houses like leprosy. :)

Also I worked on a more or less new house, owner hired a bunch of Wetbacks to do the stucco, and this was during a depression when there musta been dozens of legit stucco contractors begging to bid. Every few months for years I'd drive by and stucco had new cracks, but had been repaired (sort of) and new paint. Musta re-cracked at least 6 times. Owner was a real piece of work and really proud he'd saved so much by hiring a bunch that all come only from one little village in Mexico, etc, so much cheaper and "family operation" etc. One time some guy trying to collect a bill over some IIRC soils inspection shows up and the owner is there with his about 8yr old son. In front of his son he gives the inspector guy a story about "oh, thats my brother" about the bill and takes off with his son. We snitch him off to the bill collector with "but you didn't get that from us".
