bathroom remodel and kitchen.

kitchen *might* weigh heavier due to being "common areas" but it's a tough call. women, and let's not bullshit, dudes also love the comfort and function of a premium shit & shower.

building a school nearby
building a lake nearby
building a hospital nearby
building a homeless shelter nearby
etc

Otherwise paint and landscape that hoe. Update anything you can install on a professional level if the old stuff is not quality.

good point, what is the most damage you can do with the least effort? hammer out a supporting wall? leave a hole in the roof that gradually rots the house away?

Whenever I'm doing a home project, I always wonder if it'll increase my home value by that amount. If I feel like it does(or could) i go forward with it. Screening in my lanai(~1200) and putting up a fence(~5000). Seemed to make sense at the time

Keeping the house clean, dry, good repair, and looking nice. Your maintenance should be making repairs infrequent.

I think this is going to be a subjective one. and rugs slip

The biggest problem I can see with carpets is the installation

I promise you, your carpet is more disgusting than you realize. My home sat mostly empty for ~15 years. It belonged to a snow-bird that was eventually going to retire here, didn't work out and I bought the house. I replaced the carpet in one of the rooms with vinyl flooring after living in the house for about 3 years. I cut the carpet into strips so they'd fit in my trash can once they were rolled up. It ended up raining and the carpets got wet. Since they were sat upright, they drained into the trashcan. After the trash came and was picked up, I had what was like a small sandbox in the bottom of my trashcan. And this is even AFTER it was dumped. I prefer the feeling of carpet, but I vowed to never have carpet again.

Oh shit?!?! I hadn't even considered that...

Of course I vacuumed it regularly. Both with an expensive robot vacuum ~2 times a week, and then with my expensive vacuum at least once every two weeks. Again, I stick with my original statement,

NTA but just because you did, didn't mean previous owners were the same. It sitting empty for 15 years makes things way dirtier than you think as well. It is just the unfortunate nature of carpet, but I fucking despise hardwood and tile outside of bathrooms and the kitchen. I stand on concrete all day, last thing I want is to come home and stand/walk on something else hard.
>just get rugs
No, they're a pain in the ass.

People shit on carpets, but hard floors are a fucking bitch to keep clean. It becomes a second job or your floor is a travesty. You pretty much have to clean them multiple times a day or you get a grit building up. Carpets do an excellent job keeping a floor nice to walk on. Rugs are fucking expensive and always fuck with furniture. The problem is they just don't make carpet like they used to. Also, getting your carpets steam cleaned is pretty fucking cheap. I used to do that with my dad using a gasoline fired, truck-mounted carpet cleaning machine. That's what you want. Those little portable units are not even in the same ballpark.

2 man crews can bomb a houseful of carpet in one day. It's more comfortable to live on and it takes more of a beating than the plank flooring.

I hate houses that are all vinyl plank. Tile, carpet, hardwood, concrete, engineered there are many options before reaching for the flipper's dream plastic hack job.

I ripped out all the dog piss soaked carpet in my current house as soon as we moved in. I put in laminate and we have rugs in a few spots that get vacuumed in 2 directions every week.

Boy, that really triggered you, mate. What's the problem? It's your property you can (mostly) do whatever you want with it. If you care what some anon on a Mongolianbasket weaving forum has to say about *your* shit, then you're NGMI. I just think you're stupid for only "moving forward with" the things to increase (financial) value. There's a whole lot more to life than money. I accepted that what I like is not what everyone else likes a long time ago.

FPBP
The actual land itself (mostly being reduced to coordinates on a map) is what carries the (financial) value.

Clean water, clean air. Nothing makes more of a difference for overall health and wellbeing for less relative cost (besides having things to eat and drink to begin with of course).

Sure, dude. If it makes you feel better, go ahead. I suppose if I was as stupid as you are (really stupid) it might make me feel better to make fun of mentally retarded people (the other people that rank similarly in your intelligence).

A nice little video about the ROI of home projects.

ROI summary:
1) Bathroom - 74% ROI (mid range)
2) Bathroom - 33% ROI (high end)
3) Kitchen - 96% ROI (mid range)
4) Kitchen - 38% ROI (high end)
5) Energy Efficient Windows - 67% ROI
6) Swimming Pool - 50% ROI
7) Wood Deck - 83% ROI
8) Irrigation System - 83% ROI
9) Landscaping upgrades - 100% ROI
10) Garage Door Replacement- 194% ROI
11) Lawn Care Service - 217% ROI

Advice:
1) Prioritise structural repairs/ improvements
2) Consider goals: Selling the property on or staying and enjoying investments.
3) Renovate a little at a time and use savings not debt to finance an improvement.

curb appeal is everything, because it sells an image of what it could be, not what it is. make an interior disaster look great from the road and people will sell themselves on what it could look like "with nothing but wallpaper"

> Landscaping upgrades - 100% ROI
This was my house. I bought it in 2020 when houses were selling in less than 24 hours. This house had been on the market for 6 months and they were dropping the price every 30 days. The only problem it had was the landscaping made it look horrendous. When I bought the house I took out a dead tree and the overgrown bushes, fixed the drainage, and now it looks awesome.
