Actually they mostly don't. I have lived in some seedy areas but people are mostly predictable in their movements. In my city a lot of the most dangerous areas are directly adjacent to nice houses, like 1 street over in some cases just different ends of the same road. The ghetto dwellers just naturally avoid the nicer areas. Perfect example is this wealthy community just slightly up a hill on a road that is otherwise rather run down. If you sit out there and watch all day, you'll see a massive amount of foot traffic going up and down the road but no one ever so much as considers walking towards the nice neighborhood even though it's literally a stone toss away.

With gentrification I see this phenomenon all the time. People only go where they feel comfortable mostly whatever area is terraformed to what they accustomed to. The minute the liquor stores, checks cashed here stores, and cheap sketchy gas stations turns into suburban sprawl they stop and go another direction. Only exceptions is when it's directly in the path/an obvious short cut
