In Australia people aren't saving up the down payment over years in order to buy investment properties, they use their home or other investment properties as leverage
Also property investors pay less tax than the average real productive worker because of the tax structure here
I hate property investors
They want the benefits of investing but refuse to accept all that comes with that
Any risk they experience is the fault of the government
The Australian economy is doomed because of these people and they don't care

Its effectively no difference.

Either the renter pays the property tax directly, or the landlord pays it and its baked into the market price of rent, it makes no difference other than the fact that having to assess every single unit in a multi-family building would be a massive headache.

If rent is so high, why is more not being built? Answer to that question will lead you to what the solution is. Just saying landlords are bad isn't very constructive, landlords need to exist since many people need housing and aren't in a position where it is possible or desirable to buy.

In USA, affordable housing often ends up costing far more than market rate housing. In Chicago, they build affordable housing at $800k a unit

I know it's just a meme, but genuinely landchadding is harder than poorfags and rentoids think, unless you're a billionaire with like 1500 properties and employees to do everything for you.
IMC you have to sift through applications from dozens if not hundreds of scammers and black baby mommas with 340 credit scores and 8 kids who will 100% trash your house for more than the security deposit is worth, and this is after you just did a month of renovation and refurbishishing with your own sweat and tears (unless you want to spend more money to hire some Mexicans to do it).
After that you still run the risk of bad tenants who have overly inflated tenants rights nowadays, who can basically squat in your house for 2-3 months for free as your shitty case makes its way through the slow magistrate court system and the rentoid uses every trick to stall and appeal the case. And once they're finally evicted, good luck ever getting that money back. Even proper debt collection agencies won't buy these judgements, that should tell you everything.
And even if you get a tenant that pays rent, there's always gonna be some bullshit they need every 2 weeks. "Hurr I want a new microwave, can you do dat...hurr the ceiling fan is noisy...hurrrr the toilet broke, come fix it, landfaggot..."
Like how fat do you have to be to break a porcelain toilet??
