The idea is if you let landlords charge $100k per month, then the landlord wil be able to build fifty buildings and the demand will drop, causing a lowering of the price. Its a dumb excuse though because cities with price controls AND fully free markets experience explosive rises in rental unit cost at the same rates.

This happens because the price by itself isnt the issue. The real problem has 2 parts:
1: Cities allow anyone to enter them and as such, you have mass movement of people to and from cities much faster than any market could adjust. Cities even on-purpose encourage immigration when supply of housing is low, so that prices can be jacked up and some politician will profit.
2. Politicians also play games with zoning, and its the main way they make money on city-level politics (not their salary lol). They zone a stretch of land outside the city as agri or "overlay zone" which is strictly controlled, they buy it up with proxies, and then they pass a bill to rezone it in some way which its useful that 100x the price of the land. The problem is this process can take 20+ years all the while the population is growing...

Basically the key to cheaper priced is NOT rent controls and NOT free markets, its simply good government.

1. Increase supply of houses (build more)
2. Decrease demand by controlling immigration, both legal and illegal.

Landlords renting out 2 places might be able to privately find tenantz, but I don't think they'd be able to go beyond that. When the rest sell, it'll bring down property prices (unless you're saying it'll bounce back?). I can't see anyone keeping a proprrty empty, unless they are just waiting out the Zohran storm (not sure if this would be sensible).
