30min from the city you could have your own manufactured home on a piece of land for 100k-200k depending on how big you want it.

Manufactured home dealers are actually ok to deal with.
They know what land is available, they can handle the install of utilities, handle all the permitting, paperwork and roll it up into one price. you can even get your own financing.

Went for a budget of 100k for a single wide+land and they actually went over budget slightly but still honored the original budget.

It's not perfect but better than sacrificing double for no equity and living near others. My parents place tripled in value in 20 years even if its not considered real estate
