you will never have enough money to make the 20% down payment. so you're renting, especially in a city. NYC is completely out of the picture because it's like $3500 a month for a 2 bedroom apartment and as high as $6000.
that's 42k so that's basically all your money before bills or even food. forget about nonfood related expenses or "luxuries" like clothing, transportation, or anything else.
guys like Murray are so far removed from reality, they don't take into account taxes, utilities, and food.
most cities are completely out of reach of working and lower middle-class people. cities are basically full of poor people, some middle-class people bound in debt slavery, upper middle class and wealthy people. that's the American city. we've become Latin America in that sense where most of the people are poor, you have a small managerial class running things and the ultra-wealthy.
