$600k can certainly get you a 3 bd/2 bath on the Upper East Side. It just wont be west of 2nd avenue (not ghetto, just not close to anything). The building will be old and full of pensionnaires. But here's the real kicker - it will be a co-op. Sure, the price may sound affordable, until you see the $2200/mo maintenance fee on top of your mortgage. The building covers the property tax, but the maintenance fee is non-dischargeable, so that's why the price is relatively low.
There are no deals in NYC - the market is mature and all these factors are baked in. If something in NYC sounds like a steal, its probably because there's a giant catch.
