Those are not picky standards at all, just go anywhere white that your salary can afford a house. Colorado Springs is quite white, isn't too far from Aurora, and has cheaper housing. Check zillow and see if it's in line with your salary, they're only about 100k cheaper on average than the Denver area. Cheapest decent areas you're still looking at 200-300k which most normie salaries still can't afford on their own. There's Big Bear/Arrowhead area in California where houses are that cheap and not too far from civilization. Prescott AZ has some reasonably priced houses, Phoenix area if you can handle the heat. Oregon is quite cheap but fuck their weird cult culture.

This is on the Upper East Side of NYC. I lived in NYC for 27 years and know the market quite well. Sold my 2 bedroom condo there and moved to LA a couple of years ago.

$600k can certainly get you a 3 bd/2 bath on the Upper East Side. It just wont be west of 2nd avenue (not ghetto, just not close to anything). The building will be old and full of pensionnaires. But here's the real kicker - it will be a co-op. Sure, the price may sound affordable, until you see the $2200/mo maintenance fee on top of your mortgage. The building covers the property tax, but the maintenance fee is non-dischargeable, so that's why the price is relatively low.

There are no deals in NYC - the market is mature and all these factors are baked in. If something in NYC sounds like a steal, its probably because there's a giant catch.
