some people charge $1K to let people cut through their yard, and they are entitled to collect, if you didn't ask and aren't aware that there was a toll, you are still a thief.
if they have a sign, that says "keep off the grass" don't assume. you can find yourself in prison for a long time, for violating property rights.
I worked for a car rental company, and we charged people for cars that they lost, by ignoring signs. If a sign says"private road" and you drive down that road, you can be arrested and the owner gets to keep the car.
In one case the private road was on mapquest and the court still ruled for the property owner.
