For starters, it's shot in New York and has a crew of over 100, likely all unionized employees. Even excluding Colbert (who was making $15 million/year alone), you're probably in the double digit millions at that point. The studio is a theatre where nothing else is made. That means all of the maintenance/utility costs, property taxes, etc. are solely being paid by this show's revenue. That's likely a few million, too, as again, this is NYC. I wouldn't be shocked if there was some extra Jewish money moving scheme where Colbert's show has to rent the studio even though it's owned by the parent company.

Colbert's audience tends to be older, white and east coast. however that demographic doesn't look anything like the largest youth demo, which is Hispanic by a mile. Colbert's comedy doesn't interest them. Colbert does really with his niche audience but keep in mind it's niche.
