Well a unit trust is the toxic Jewish version of a HOA. None of the unit owners have property rights so the most belligerent kike will just constantly attack the others through the trust, then take the trust to court.

Without a landlord, there's no way to evict turbokikes, Bolsheviks, commies, drug dealers, do these arrangements immediately attract the kind of people who can't find rentals and everyone wants to evict from everywhere.

If you want to do the orania thing you just structure civil assets as business infrastructure, set up a super fund for capitol and immediately get access to millions to buy land, you have to buy into the LGA though business rates to avoid it devolving into an insurgency, you just use regular money but hold savings in trust. And the trust may holds securities.
The reason orania worked was because they were very, very strict about the number of dependents they took (none) and pushed out the unrealistic cooker groups. Initially they needed the vanguard of skin heads, but as they got settled these people became a liability and those who couldn't actually adapt to living in the all white society they advocated for had to leave.

Look at the communities which are already all white, there are hundreds of them. They've achieved it by accident, and proved that it worked, start by moving into a community which just happens to be white already, before you try whitening somewhere which isn't, or building a whole new community
