We are located about a five minute walk from Hicks Lake. There is also a food bank about five minutes walk as well. Open Wednesday and Sunday.
The rent is 550 per month. (First and last up front)
With December being rent free. (You don't pay me in December)
That comes to 6050 for the entire year. However, if you wish to pay for the entire year upfront It will be 5500 even.
This includes a covered parking space and internet (not very fast, so competitive gaming type games wouldn't be a good idea) However, there is a cable outlet in your room and you're welcome to get your own Internet if you like.
There is also a washer and dryer at your disposal (Certain restrictions explained below)
Also no electric bill for you, but I do ask you keep your usage to a reasonable level. No mining rigs, grow lights etc. If the electric bill more than doubles the current amount, you'll pay the difference. It avgs 100 per month for me and my son now. Anything over 200 you'll be responsible for, if it cones to that.
Now, for the "rules" It is my son and I that live here. He is ten, and he is special needs. He is non verbal.

Your room will have a lock. I require that you keep it locked AT ALL TIMES to avoid him from bothering you, and for me to not have to shoo him out of your space. When you leave for the day, I will check, and if not locked, I will lock it.
Your room is your space, do with it as you will, just don't leave it in such a state that I must spend more than 30 minutes to clean it after you leave. Initial Cleaning supplies will be provided.
Having said all that, you're moving in so I can buy a new couch. So, once you pay your first and last months, or for the year. I'm definitely gonna ask you to help me move the old one out to the dumpster. That'll be the extent of the "work" I ask of you other than washing whatever dishes you use after you use them, and taking out your own trash. He pretty much destroyed my old couch...it's sad.

If thats the case I wouldnt risk it with a woman in the house at all. I really think the potential risks of having a roommate outweigh the benefits in your situation. Its your home, youre supposed to be at ease there. Having someone else living there just adds more responsibility in having to ensure your son doesnt fuck with them and if he does then who knows what theyll do or how vindictive theyll be.

I'm not really worried about that aspect. The biggest issue would just be them having to cope with the occasional meltdown, and me yelling No, get out of the fridge, what are you doing, trash, mess, and stop it. A few times a day.
A female roommate would probably have more patience for such an environment.

I see. It seems your mind is made up and you've thought it out enough to be comfortable with it. In that case, when you're screening for applicants Id reccomend you add on asking what their occupation is. What someone does for a living can give you some insight into how they are willing to or capable of handling themselves and how much stake they put into their own reputation as far as what they have to lose. Obviously not a be all and all type of thing but it can help you get a better idea of someones potential character.
