2. Yes, it's hard to buy your first house just like it's hard to get your first professional job after college. But after that, it's easy. Most people buy a home that's too big and just pay the scheduled mortgage payments over 30 years. If you buy a smaller, cheaper property and actually pay off the mortgage ASAP, you could own the place outright after a few years. Then you use your primary residence as collateral and take a mortgage on a residential property. At that point, it's all gravy as your rental income covers that mortgage, so you can buy your 3rd property sooner, and so on...
