According to an analysis by the "Dvizhenie.ru" project using official data, the market in most major cities has entered a "red zone." The share of unsold apartments in buildings under construction has surged to a record 29%. Over the first seven months of 2025, developers sold 259,000 apartments nationwide, a 23% decrease compared to the same period in 2024.
The crisis is most acute in several large regional centers. Sales have collapsed by 53% in Krasnodar, 51% in Krasnoyarsk, and 46.3% in Samara. This cooling demand has pushed a key industry metric—the ratio of apartments sold to construction readiness—down from a national average of 88% a year ago to 71% now. In Krasnodar, the figure is as low as 43%. Values below the 70-80% range, considered normal by DOM.RF, signal that developers may struggle to repay project financing loans from banks upon project completion.
This has created a glut of unsold properties, with nearly 70% of the total volume of housing currently under construction remaining on the market. In response to falling demand, developers have already reduced the launch of new projects by 19-24% in the first half of 2025.
Industry leaders believe a market recovery is contingent on significant policy changes. Developers are calling for the Central Bank to lower the key rate to the 12–13% range and for the government to introduce new, targeted mortgage subsidy programs to stimulate demand.

Vietnamese banks have sharply tightened conditions for Russian businesses since mid-summer 2025, making the country a far more difficult jurisdiction for transit payments and trade. Financial institutions now demand that Russian companies either prove their goods are physically delivered to Vietnam or have a Vietnamese citizen as a co-founder to process transactions, according to lawyers and business consultants managing deals in the region.
This de facto policy shift is a direct response to the growing threat of US secondary sanctions. While Vietnam has not formally banned any transactions, its banks are acting on clarifications issued by the U.S. Treasury's Office of Foreign Assets Control (OFAC) on June 12, 2024, which detailed actions that could trigger penalties.
"For Vietnamese banks, this was a signal: you can only work with Russia where there is an obvious 'local economic sense' to the deal," explained Yuri Brisov, a partner at Digital & Analogue Partners.
As a result, banks are now requesting full documentation—including contracts, invoices, and customs papers—to verify a transaction's direct connection to the Vietnamese economy. If goods are not being shipped to Vietnam, banks are looking for another "anchor," such as a local director or a long-term contract with a Vietnamese partner.
Alexander Pavlovsky, a partner at the law firm a.t.Legal, confirmed that some Russian clients have already faced payment delays and blockages for failing to meet these new criteria. The measures mark a significant change from the previously more lenient approach and have severely complicated transit schemes, forcing some Russian businesses to seek alternative payment routes in other Asian jurisdictions.

Of course the boyars and czar don't care about their people, but they do care about that. Unless they have the economy behind it they can't keep fighting, the country can't run on fumes forever. As an addendum I should add that Russia's oil reserves will likely run out by 2050. And as they approach zero day the profitability of extracting oil will increase so they will probably stop drilling oil earlier in the 2040s.
They should have spent this time in the 2010s and 2020s to reengineer their economy away from hydrocarbons and to focus on other industries which are sustainable and would be profitable. The Russia of the 2050s and the 2100s should have had good economic prospects. But instead they decided to isolate themselves from the world just to slaughter Ukrainians.
