The problem is that the "demand" is severely underestimated and doesn't take into account half a billion middle/upper middle foreign investors and shell companies who want in on the property market for investment. Many of which, are not subject to the income and borrowing barriers locals are subject to.

Im a small landlord and we seem to all be chasing the same unicorn tenents who will be quiet, undemanding, will look after the place and pay their rent. I see 17 similar properties just sitting vacant and advertised online for months now.

I got over 500 emails wanting to rent my place and it's all immigrants with low job security. Also the laws make it very difficult to evict.

the only way to lower rent is to prohibit foreigners to own property. It really is that simple, foreigners send/invest their "income" from rent abroad instead of spending it in the country's economy. If the property were owned by a local landlord, he would at least buy goods and services from the kind of people he rents out to. In simplified terms: Even though he is a parasite because renting out has no economic value, at least he gives the renter class the possibility to pay for rent (by providing goods and services to the landlord). A foreign investor on the other hand basically tells the renter class to figure out on their own how to create enough economic growth so that their country's export value keeps their currency stable. Economically speaking paying rent to foreign investors is always a plundering of your country by a foreign country, no exception.

The problem is that the real estate business is in the hands of the political class almost everywhere, and they artificially restrict supply through all sorts of laws and permits. The construction of new houses is not keeping pace with the increase in demand.

Not true. By paying rent I am amortizing the cost of home maintenance and repair, which can be very expensive. When my AC goes out on the hottest day of summer, that's not my problem, it's the landlord's problem. When my apartment needs a new roof, again, not my problem.

I don't think this is the model at all. What is being built here is an absolute shit-ton of poorly made apartments over some sort of merchant area. Nowhere around these places is a speck of industry. I don't see this as anything except expensive slums. Maybe the properties are being built as investment vehicles - in the same vein (but smaller scale) as empty Chinese cities.

I think this is 'walk-able cities' but with nothing foundational in the economic sense.

Some may view suburbia as dystopian, but there you have a garage and a larger house to do hobbies, and surrounding green lands (not spaces) to explore. For anybody moving into these places there is nothing but a small cell without bars, and no way up and out.

Maybe I just don't get it though.
