Even if you're not in an HOA you're still paying property tax to the government who just becomes your new landlord so all Americans are renters whether they want to admit it or not. Doesn't matter if you own your home outright, you're still paying rent one way or another.
Yes...if your house is paid off, you need about 20% of the value in additional assets invested to indefinitely sustain the additional costs of ownership. But only the supermarket states have propert tac that high. You can do <2k year with no hoa in many places.
