Traffic, every square inch covered in trash every dry creek every roadside every single where, horrible roads endless construction no lines in the road heaved surfaces giant holes, nobody obeys stop signs or speed limits, Lake Arlington has giant mats of garbage with baby ducks swimming amongst it and it's the drinking water source, devoid of any charm, wind wind wind hail giant hail wind, summer hasn't been an ungodly furnace of 115 this year thankfully, if you don't live in a soulless hoa the surrounding homes have garbage piled on every square inch to keep the sale value from being too high so property taxes don't go up, extreme cruelty to animals, no natural beauty.
Winters are mild except for two weeks of 20f and below. Sunset is nice a lot. Lots of different people from all over and if you are open to it you meet some really nice folks. If you have a desire to be somewhere not here it really motivates you to leave. The food is really bland, yes even the bbq so get your own electric smoker and season your food. If you like driving as fast as you can with no repercussion this is the place for you. Did I mention the litter? Apocalyptic. It's ugly, boring, dry, hot, and bland. Most are here only for the money but you won't have any because it costs extreme amounts of money to live here so you aren't gaining anything. You can live right in the city in pretty nice RV parks but you will age rapidly when the 75mph wind you can hear coming like a herd of buffalo rolls down on you and your car gets totaled from the hail. Pretty much a nightmare.

southlake/flower mound are the white suburbs that are left

it's really hellish to walk around, i had to go there to just do some paperwork at the city hall

The Metro has a population of 8.3mil with Hood and Grayson counties probably getting added to the metro area by the end of the decade, between normal growth and those counties being added the metro will probably pass Chicago as the 3rd largest metro in the country.... at minimum it should get past 10mil population. Once growth hits the Oklahoma border we'll probably start seeing growth move south and at that point there's a non-zero chance Dallas move towards Waco and Tyler.
