There's zero incentive for Zelenskyy to agree to give up any territory today based on Russia's assurances it won't invade/America's assurances it'll back up the Ukraine considering both Russia and America respectively violated those obligations to the Budapest Memorandum back at the start of this conflict. Nothing has changed.

Sure there is. Ukraine doesn't have any men left and relies entirely on foreign aid. If Trump cuts off foreign aid, Zelensky can't even pay government officials to show up to work. Their healthcare and retirement funds are gone too. He holds zero cards, and he's never getting that land back. He technically isn't even the legal president since he illegally canceled elections.
