it would be cool to do this as a nonprofit cooperative or community land trust that rents/leases properties at low/no cost or does a rent-to-own thing to members, and puts profits into more acquisitions, repairs, community services/public works
but as private equity, it's just downright evil
that's what gets me about this type of bullshit. it would be so easy to not be evil, and still make money, and enrich the participants instead of just enriching the pockets of a few rich investors. but they choose to be evil (extractive, entropic, measurably deleterious for society), for marginally higher returns, for no reason.

They prey on people who get priced out of their homes for whatever reason and their home is their only asset. They show up ready to buy and lowball the fuck out of the owner, and try to steer them away from any counsel or professional help like the cop tries to convince a suspect he doesn't need a lawyer. Most of their time is spent cold calling and trying to find investors.

It will never cease to amaze me how people can't see how cheap it would be to renovate a property compared to buying it renovated. Flippers effectively charge 200k for 50k renovation. I get it if you're just loaded, don't care and just want the keys handed to you, but even normal people with strict budgets fall for this shit. And don't get me started on absolutely trivial shit like the condition of wallpapers. Apparently changing two decade old wallpapers is worth 10k for some people.
