When my boomer uncle who lives alone wonβt sell his that he got for 40k, for anything under 2.5 million at most he will bargain down to 2.4, boomers would rather die then sell at low prices so will just sit on it, prices wonβt drop until they do

Once the boomers go into the eternal darkness, the housing market gets a supply flood. Although, I'd imagine big investors are the only ones with enough capital to buy those assets, and than demand horrendous rents from the occupants.
