I " inherited" the ranch I helped my father build, and there are a lot of family who live here.
It never was transferred in to my name.
It is in a trust managed by by sisters, one of whom has passed.
My remaining sister offered to "give" me the ranch and take the commercial properties which is a fair split.
I mentioned this in passing to my wife and in the years since she has been very eager to have this happen.
The last time she spoke about it, she asked that the ranch be put in her name only, since "she has the better credit."
However, she has taken out several high interest credit cards over the last few years and maxed them out with out my knowledge.
So when she asked that the ranch be put in her name I just was silent for a bit.
She said " I would never do anything without you" and I politely changed the subject.
I care about her and for her, but have to protect the interests of our children and grand children.
When I retire I will place the trust in the care of a neutral party with the taxes paid for 99 years.

This I have known. Ironically I am one of the “higher ups” who is not married. I learned from some great mentors. I have found everyone prefers to work with men, regardless of marriage status. 70% of women initiate divorce. That number goes to 85% if the women is college educated. Protect yourself or be stupid. Take on the finances from the start. Put your savings into PMs or assets in other trusted family member's names. Start a business with a brother , buy assets in company name. Lots of ways to do this. Always keep your debt high so when the hidden assets are removed, as a couple you are basically insolvent. It is all sad, but men marry for love. Women marry for a wallet and if a bigger wallet is an option, they will move on.
