I prefer to rent so my capital can remain invested in stocks and options. I much prefer stocks and options in Berkshire Hathaway and Amazon than own a single piece of real estate.

Stock trading is a gamble though. If you could just dump cash into the stock market and get rich, everybody would do it. You have to get lucky to make a big return. Real estate, on the other hand, is pretty much guaranteed to increase in value. If you bought a house 10 years ago in almost any Western country, it has at minimum doubled in value by now.

Index funds literally pool 500-1500 stocks to diversify your returns, any major country has only seen their index fund go up because failed companies get dropped by the index.

If you pay a mortage, it decreases the total debt and if your home appreciates in value (and in the long run it always will) you will build up a lot of home equity. Also don't forget that debt will decrease in value due to inflation, inflating away the debt. And mortgage payments are usually fixed for a long time unlike rent, which will increase every year. Stocks are a gamble, if you have to live to work then you need to own your house just in case you get laid off you don't lose everything.
If you are already rich renting makes more sense because you usually have to move lot more and you can always just buy a house where ever you go anyways. It's better to invest your money into higher yield but higher risk assets like stocks at that point.

Mortgage payments and rent are nearly the same cost monthly.
Mortgage is usually cheaper even, but it equalizes early on when maintenance and taxes are added.
Only major difference is cash down.

So 30k on a 200k home.
Unless you're getting 15% interest on those stocks, mortgage is more cost effective.

The reasons to rent are

>it's a dense city and apartments are what's there
>no down payment
