That's why I live on the edge of a small town. I can walk from one side to the other in less than an hour. Don't even need no wheels to live here. Main downside is, groceries are more expensive without shartmart nearby.

The houses seem pretty much the sweet spot of comfy living.
Moderately insulated from neighbors, nice little garden, good amount of greens for somewhat healthy air. Neat place for a small family.
Obviously it needs to have some businesses and activity opportunities sprinkled in for peak comfy.

I once lived in a place like this, and I can confirm the statement is accurate.
Living in Los Angeles, 35 minutes to the nearest grocery store… which was only half a mile away. Because there is literally that much traffic. Bumper-to-bumper traffic, every inch, every road.
Driving to the opposite side of town to see a friend is a 2 1/2 hour drive, and a whole day ordeal.
Need something from the hardware store on the weekend? 1 hour minimum drive to the nearest hardware store.
And every driver is equally frustrated and angry, trying to cut you off, flip you off, driving like their lives to depend on it, and forcing you to drive the same in order to get to your destination on time.
