I bought a 4 unit apartment building appraised at $850,000 for $9,000 as an affordable multi family housing unit with the promise that it would be my main residence for 5 years. OMG, how will they ever survive? Why do you think they will lower the price? Unless they absolutely have to move, they can just continue living there. If they have a mortgage, it's probably around 3%. I refi'd a couple of properties in 2021/22 and got loans at 3% (2.75% on my primary with $500K cash out). This market is entirely frozen because of capital gains tax. If the feds would do a capital gains tax holiday, then there would be a lot of inventory available at lower prices. The $500K exclusion is a relic, and nowhere near enough anymore.

It is unironically a great time to buy. Prices have been stagnant for about a year. The Fed just said they will stop selling MBS, so the 30-year fixed is likely going to reduce by about 1%. Once that happens, prices are going to have to go up because demand will increase, and supply will not. The boss move is buy now, lock in the price of the house, then refi in two years when rates are lower. If you wait, the price of the house will be significantly higher. That is the story everything since 2010. Or you could be a smug doomer renting for the rest of your life, waiting for the big crash. lol.

Housing prices haven't kept up with gold or the stock market as far as returns go. That means either the housing market is undervalued or the stock market and precious metals markets are in a bubble.
