Why are people waiting until 40 to buy a house suddenly?

Because it's not the 50s anymore gramps. There's way more life to live now, so much that your 20s aren't enough anymore. I have 0.4M in funds right now and I won't be cashing it out until I'm ready to settle down. mid-30s now but I don't see a reason to yet

it's not worth it
rent in my area is less than interest/property tax/insurance/maintenance and the potential cost of no capital gains

I make 80k/yr and bought my house in 2017 for 110k and refinanced to 2.5% interest, so my mortgage is 750/mo.

If I had to buy my house at its current market value of 275k and 6% interest it would be closer to 2,000/mo.

My take home is around 2,000 every two weeks, so that would allow for a lot of wiggle room.
