i dont think is legal for banks to offer anything longer than 30 years, atleast on a mortgage for the goyims house
generally you want to have the loan be as long as possible to make the most on interest
some anon calculated it the other day and you are paying 100$ less a month but 300,000 more overall on the average US house

Why is everyone acting like they can't understand supply and demand?

This does nothing at all to increase the SUPPLY of housing. All it will do is increase the price of a house.

It's like when people pretend they CAN NOT imagine why importing infinite 3rd world people would lower wages.

People get strategically retarded at real convenient times.

I hope to God Trump snaps out of it and doesn't go through with this 50 year horse shit.

Banks currently don't offer them because, generally, the interest rate spread can actually make the monthly payments go up once you go to terms that long.
You would have to subsidize 50 year mortgages for them to even make mathematical sense, let alone financial sense.
Anonymous (ID: Fk7LlDZS) United States No.521108517 [Report] >>521108942
How is this bad? Mortgage terms aren't locked in and the rates and monthly payments would be lower. Car loans terms can already be spread over 10 years and again it's to minimize monthly payments and get lower interest rates

The US told Iran 12 hours before the strike so they could empty it out of material and people. It was 100% to shut Israel up. Blowing up the Epstein scandal was to shut Israel up to. Now Netanyahu has no leverage because everybody knows about the issue and think Trump is in on it. If he was actually implicated in a negative way the "files" would have been released already, the idea that only Donald Trump while holding public office has these "files" is abhorrent, and Netanyahu never would have ever accepted any kind of ceasefire, because he loses office once this war is over even if Likud does not loser power, and he never would've been made to apologize to the prime minister of Qatar. Trump also would not have been able to shut off military aid to Ukraine in entirety like he has

Honestly what shocked me was finding out it is 100% legal for cars salesman to literally tell any lie they want to your face as long as the truth is somewhere on the pieces of paper the quickly slide over to you in closing. Anything.

Bullshit. That's simply not true at all. If you pay the package fee you can keep the loan open forever with no interest. I took a 30 year mortgage on my house and paid it down to $1 about 12 years later, I keep the loan at $1 so I could redraw hundreds of thousands on the spot if I need it for another investment

A 50 year mortgage would be no different, just pay it down to $1 and then have access to low interest, no questions asked finance for the rest of your life

Nah, that’s not how mortgages work. You can’t just “keep it open forever” and have free money on tap. The redraw is literally your own extra payments, not magic low-interest credit. Banks nuke inactive loans all the time or make you re-apply if you want new funds. A 50-year mortgage doesn’t give you some secret infinite line of credit — it just means you’re paying the bank way more interest for way longer.

I’m not him but…Pretty sure I argued with you in the last thread. My degree is in finance. I work for a network of credit unions. My house was paid off at 32 years old. Our average member and the average American is a retard and can’t even pay off a Chevy equinox or trax before it spits out a transmission/motor/other major repair so they let the repo man come get it. If they decide to fix it they bitch and moan and put the $5k on a credit card.

Can they pay it off? Sure. Will they? Statistics say they get won’t. You know the game and sooooo dooo IIIIIII. So many people tell me they’re going to take a 30 year and pay like a 15 year, guess what they do? Never make an extra payment.

The whole argument here isn’t that you and I are smart and do well but about the retards these loans and products are targeted to. So many of them are treading water and it’s not looking great.

It's not unlimited credit, no, it's a way to access hundreds of thousands of an otherwise illiquid asset for other purposes. In my case it was a high performing ASX Stock

In Australia, we have two ways of doing this, either 100% offset or redraw. In a 10/% offset account, when interest is calculated the principal is reduced by the offset so you fill the offset with your cash over the years and keep the loan open forever while paying 5% or w/e interest on $0 effective principal and you also pay back the scheduled principal amount unless you're ahead of the loan already.

If sufficiently motivated to act this means I have about $500k I can access at any time.. it's just going to cost a few % every year for the next 18 years. Infinitely better than borrowing anything on a credit card

If you instead borrowed $280,000 at 6.22% over 30 years (360 months):
Monthly payment ≈ $1,713/month or so.
(This shows that stretching to 50 years lowers monthly payment by ~$140/month in this scenario.)

50-year loan: $1,575/month × 600 months ≈ $945,000 total paid
Total interest ≈ $945,000 − $280,000 = $665,000
30-year loan: $1,713/month × 360 months ≈ $617,000 total paid
Total interest ≈ $617,000 − $280,000 = $337,000

300,000 dollars more over the course of the loan to save 1,500 dollars a year

Absolute fucking scam

Kek, modern cars are lucky to last 8-10 years
>50 year home loans
Newly built houses would need major renovations before they reach the 50 year mark. They'd probably need pulling down after 15-20 years as the cost of renovation wouldn't be worth it.
