It is a kind of mortgage where if you move you can transfer the mortgage to the new house instead of using the proceeds from the sale of the first house to pay off the first mortgage and then having to get a new, second mortgage on the new house.
They already have this kind of portable mortgages in the UK and Canada, but I think the reason they have them there is because they don't really have fixed rate mortgages, "fixed rate" there means ARM for most of the mortgage, and then just fixed rate for the last few years. So I guess there is a benefit for keeping the same mortgage vs getting a new one.
Here, the reason for having a portable mortgage is due to people not wanting to lose their low interest rates. There are a LOT of people who bought houses a few years ago and locked in a 3% mortgage rate. Now that interest rates have gone up, many of those people are reluctant to sell because they would have to give up their 3% mortgage and get a new ~6% mortgage on the new house.
With a portable mortgage, they could just transfer their current 3% mortgage to the new house.

Had a friend whose mom died and he was able to transfer the mortgage, although I think he was added as a cosigner on it before she passed. What was more disturbing was what he said he had to do that day, she passes at 3am, he gets home and passes out at 5am, is woken up at 7am by a developer taking measurements of the backyard saying that since the homeowner died he's either going to be sold the house for pennies on the dollar or put a lien on it so my friend had to go to the courthouse and the banks right when they opened to stop him. I cant imagine a worse hell than having to fight for my folks house less than 6 hours they died

That's already a loan product and it's referred to as an assumption loan where you take on an existing loan on a property.
A portable mortgage is kind of the opposite of that. You buy a property and sell the old one and instead of taking on a new loan on the purchased property, you transfer your existing loan. The lender pays for your new home using the proceeds of the sale of your current home and depending on whether there's extra money left, you either need to borrow more, or you get to keep the extra cash or apply it to the remaining principal of your loan. Benefit is you keep your current rate.

It’s not a bad idea. Say you got a mortgage for 500k, paid, let’s say 70k, you’d carry over 430k at whatever interest rate you had before (say 3%) and then if the house you’re moving into is 630k, you’d borrow 200k at a different interest rate, like the current ~6%.

Right now, if you have 2-3% mortgage, you have zero reason to voluntarily move. That means there’s fewer cheaper homes and more expensive homes on the market. Mainly it helps you to have a cheaper monthly payment.

i wonder how it would effect the "front load" effect of mortgages. in a typical 30-year mortgage you spend a lot of the first portion paying off interest until you finally eat away enough at the principal.

let's say you were 10-15 years in your 30-year mortgage, if it were to be transferred to another house (assuming its a lateral move price/equity wise), would that avoid having your new loan be so front-heavy?

in theory, you should have enough equity and value (assuming it has increased since you bought) that a 15-20 year mortgage might make more sense than restarting a 30-year but just thinking about this interest/principal issue with "portable" mortgages.

imo the real solution would be allowing people to write off 100% of any interest paid in a tax year towards home/auto loans up to $500k each ($1m jointly). similar to the capital gains thing which needs to be increased to account for inflation as well.

They spend 100k putting up a house. Then they let an investment firm buy it for 300k. Then they say it's worth 500k, and the consumer gets a 50 year mortgage on 500k that at the 50 year term will have had them pay a few million in interest. It's a fucking ponzi scheme.

Usually when you sell a house, you are expected to close the loan (i.e., pay it back). Most sellers do this with the money from selling the house.
When house prices fall, sellers may not be able to afford to close the loan and thus may not be able to afford to sell the house.

This is probably some way for the banks to keep that debt following people around. Maybe you can sell the house and refinance to a 50 year loan so you can afford to keep making the monthly payments on a house you don't have.
