That not equity. You don’t own the value of any house price until you sell. In fact, in a mortgage, the bank legally owns the value of your house, until you pay off the mortgage. (That’s literally why they can foreclose and sell your property, without your consent, if you miss payments). I am in the process of building my own home myself (one of the perks of living in an uncivilized shithole is that you can do what you want without any permission because "it's better to say sorry than ask for permission" is Brazil's motto).

The best thing is that position of "fuck you". You own your house, you have some money in your bank, and you have a running car. You can afford to say "fuck you" to your boss. And even though you probably won't do it, life is way easier to live this way.

I got a few acres of land in the rural part of my town (property taxes are literally just 10 USD a year there). I paid less than 20k USD for the land because it's kind of hilly, but omg, it's surrounded by woods.
Planning to build something that kind of looks like this, but out of stone (I have a shitload of hand-cut ashlar sandstone blocks that were hand cut).
Literally, just waiting for the summer to dry the land so I can put the excavator there (i need 100 meters of road and want a lake too)

I’ve taken out loans to buy yieldmax stocks, doubled my money with margin and then proceeded to pay them back within a year using a portion of the dividends, reinvesting into other stocks. You also need to consider how the expected increase in the market value of the house over that period of time.
You would have built up a significant amount of equity well before that point.

Why do you think you would be renting for $2K?
All else being equal, monthly rent payments are typically the same or more than the monthly mortgage payment would be on the same house. How do you think landlords make money?
And again, the mortgage payment will still be $2450 50 years from now, but the rent will increase by ~3% every year.
There is NO financial benefit to renting, unless you know you are only going to be in an area for a year or two before moving. Otherwise, it almost always makes more sense to get a mortgage.

How to make housing affordable in three easy steps...

1. Make it illegal for non-citizens and private equity firms to own property. (Alternatively, you could make property tax so extremely high for non-citizens and private equity firms that it would no longer be a good investment.)

2. Instead of rounding up illegals one by one and throwing them in vans in front of a camera crew for the normies viewing enjoyment, start doing that to some high profile employers and landlords of illegals. Put them in prison for a very long time so other employers and landlords will stop employing and renting to illegals. If they cannot work or rent places to live many (dare I say most) of the illegals will self deport.

3. Stop giving free gibs to the illegals and end birthright citizenship. (Birthright citizenship was never really a thing until the jews conqueror the U.S. sometime in the middle of the last century.)

Making it illegal (or cost prohibitive through property taxation) for non-citizens and private equity firms to own residential real estate would put significant downward pressure on housing prices. Meanwhile, enacting policies that encourage the 30 million illegals currently in the U.S. to repatriate would also put downward pressure on prices.

These three steps would go along way to solving the problem.

The major issue is permissions.
You can't just build something on your land; you have to have a lot of permission, depending on where you live. Every one of those permissions costs a small fortune nowadays.
Some places have loopholes that allow you to "park" on your land for indeterminate periods of time, so you just put wheels on your home and boom, you are compliant with the law (the sewage is another story).
But nowadays, even if you are allowed to do this, some faggot from HOA can show up and demand you fuck off because your home is making their homes potentially be worth less money.

On my hypothetical loan, by payment 120, you've only paid off $16.5k of your $380,000 loan. Yes obviously home values go up, great I get that. I've paid off over $30,000 in under half that, and my homes estimated value is $50,000 more than when I bought it. What first time home buyer or someone who needs to take advantage of a 50 year mortgage as opposed to a 30 is planning on being there for the rest of their life.
