check the laws in your area. where I'm from there's a lengthy process for when your rent isn't paid on time. it might give you some leeway

if it's anything like california, you have like 8 months before they can legally kick you out, you get a court appointed attorney to defend you in case your landlord wants to evict you and you can even settle out of court so he'll have to pay you to move out to avoid months of court proceedings, plus a good reference.
