1 optional buildable settlement would be enough. Make the Sanctuary build area 5 times bigger and leave it at that. Get rid of most of the stupid ass pipe guns and give us real fire arms. I don't want pipe rifles I want MG 42's and M14's. The lovecraftian stuff is important too. 4 wasn't scary enough.
