Ok, I'm in a good mood, I really love the photo and I got some time so I'll bite. I can comment on it.
>tl;dr It guides your eye, it is 3 dimensional, it tells a story, it has sublime lighting, low contrast helps, and the location is great.
I've been a photographer for some 25 years, but I earn my living being a professional, nationally recognized arch-viz 3d artist working in the top studio. Setting up lights and looking for compositions is what I have done for a living for a very long time. Let me turn on my autism for a moment, even though I think that over-analyzing art is very gay.
Look at my picrelated. Now look at OP pic. See how the photographer in OP has managed to turn a setting that says absolutely nothing at all other than "nice old building" at first glance in my picrelated, into a statement. Compare these 2 photos. How he looked around the room and chose that portal, those columns, and that part of the stairs inb my pic, and then framed it like OP pic. I can give you the autistic analysis why it works, but going by it is missing the point, like playing a solo over a song, going through scales mechanically, instead of by feel.
