Auburn had to tamp down on some of that growth. When they added a bunch of bus lines so students no longer needed to live in walking distance of campus or drive to class, developers went crazy building student housing everywhere. They quickly exceeded the number of students, at which point they panicked at the empty units, so they imported section 8 renters from Montgomery and Tuskegee.
There are also retirees moving into the area, finding living in a college town, even with the partying, to be preferable to living in a big city.
