James killed Mary after months of going through mental hell, her angrily lashing out at him (and everyone else in her family according to her letter), and not being able to stand seeing her suffer all the time. he immediately regretted it and drove to silent hill because he had promised her to take her there again someday. even when he tells her that he hated her and wanted her out of the way at the end of the game, she immediately asks him why "he looks so sad".

James only acts selfish in the Maria Ending where he learns nothing and it's implied that he will go through the same journey in the otherworld yet again
