most of the valuation in this case is coming from starlink anyway, so not really *that* extremely speculative
the reason why they mention mars as adding some value at all I would guess is just for extra attention and also seems like he is just interested in mars in general
you know there are other companies/analysts that try to analyze SpaceX such as Quilty Space and the often posted chart with payload to space by different providers by BryceTech
they write analysis and probably also consult for investors and so on
