The price you're seeing (250-300) listed for sale means those are not sold, which means that is not the market price. The market price is below that, whatever it may be, and at that price point the item sells quickly.
You can see equivalent scenarios in almost every good/service for sale. If a whole lot of houses are for sale for $900k, yet remain unsold for months, that does not mean the price is $900k. What you do not see are the 10 houses on the same street which sold for $700k in the same time those '$900k' houses have been listed for.
