New houses require 0 maintenance for the first 15 years.
Maintenance costs are through the roof and most people don't have the time or skills to maintain shit.
Also most boomers are selling to upscale or selling to retire. So that market especially properties just swirling around established buyers won't go away.
The real oh sheit is new home buyers which is collapsing. Which is double fucked by the government doesn't have the financial capacity to socialise it like they have done in the past as in state housing.
Basically boomers have to die before anything changes and it will just keep trending until they are liquidated. So they will keep building houses in a shrinking population right up until the last boomer relinquishes their grasp of the material world. Then we have enough houses for everyone and then some + no need to import people to wipe their asses and keep some semblance of a working economy.
