$1400 is not a lot of money for rent. First of all, you shouldn't be a renter unless you are a young person fresh out of college who needs to save money for a down payment on a house. If you are a renter, you are living in someone else's property. You are paying their mortgage.

Stop doing that and start paying your own. This is a five to seven year plan. If you can afford $1400 in rent, you can afford $1400 in a mortgage. You need to save as much as you can to make as large a down payment as you can to lower your monthly mortgage payment. Buy a house that is need of some minor repairs. Look for a seller whose house has been on the market for a month or more. That seller will be willing to negotiate down the price to make a sale.

Immediately begin fixing up the house. Do as much of the work as you can. Over the next five to seven years, start with the inside and work your way to the outside -- I'm talking about patching holes or marks on the wall with spackle, sanding and painting, and changing baseboards, and adding crown molding, and paint the front door and garage door. Rent a pressure washer from Home Depot or Lowe's or wherever and wash your sidewalks, driveway, walkway, porch, and siding especially under the soffits. Cheap, easy stuff.

For the next five to seven years, keep an eye on interest rates. When it goes down by a point or more, refinance your loan immediately. After five years, start keeping an eye on the housing market. Sell your home when the market is right. You will pay off your mortgage and you will net yourself a 20% profit which you will use as the down payment for your next house. Repeat again, and in fact repeat this until retirement. If you start in your late 20's, your final house will be well over a million dollars. Sell your final home for $1.5 million, buy a small condo in the south, bank the rest, ride off into the sunset with your retirement fund.
