You do realize that islands like that exactly like Odaiba in Japan are literally insanely expensive land to begin with?

They have a statue of liberty, the rainbow bridge, you get a view of th Toyko tower and thats just the things in this picture not to mention all the other shit behind it.

So Tencent building a big mega skyscraper there is not going to impact the value of that land AT ALL.
