Tailgating is nice for college campuses but isn't great for NFL, especially in a massive parking lot.

I like Charlotte's set up where people just go to bars/restaurants before the game rather than tailgate. And its in the CBD so there's plenty of office parking garages to park in. And if you really want to tailgate badly there's still some undeveloped lots nearby for now.

Also, NFL teams only have 8-9 home games a year, so its difficult to justify expensive real estate on solely NFL unless they share the stadium with other tenants. That's why many of them are just built on the cheapest land outside a city. This is less common in MLB, NBA, NHL, MLS, since they all have much more home games.

But today the trend is actually to build an entertainment district around the stadium rather than having a gigantic moat of parking. But that doesn't really work for NFL due not having many games, unless the stadium is right next to the other sports.

Stadiums don't really take up that much space if there's not much parking around them.
